Room rates depend on the size and furnishings of the studio apartment. We offer both the Small Studio and the Large Studio, both fully furnished. Additionally, there's the Large Studio+ and the Large Studio with a balcony+, which include not only furniture but also a television, home textiles, beddings, kitchen utensils, tableware, and home appliances.
You can arrive at the property from 12:00 PM on the date indicated in your booking. Please note that our entrance is located on the side facing Kadaka Road, in the middle of the building. Our buildings use smart locks, allowing entry through a personal code or Bisly mobile access, eliminating the need for a physical key. Detailed information about arrival and access will be sent to you via email shortly before your arrival.
Our buildings feature smart locking systems, with the code provided to each resident along with the booking confirmation. The confirmation also includes the user's name and the password for the Bisly app. Through the Bisly app, you can unlock exterior doors, barriers (if you've arranged for parking), and control lighting, heating, and curtains within your home.
Yes, all our rooms have free WiFi. The WiFi network name is "Mäepealse31" and the password is sent with reservation confirmation.
We have private parking lot for a monthly fee of 25 euros.

All well-behaved pets are always welcome. For dogs and cats, double the deposit is required.

Yes, you can come alone or with a companion – there is no extra charge for that. You are welcome to invite friends over at any time, but please adhere to our House Rules. You can find the rules in the apartment.
All our rooms are fully furnished, so there is no need to bring your own furniture. Unfortunately, it is not possible to book partially furnished or unfurnished rooms.
We expect you to return the room in the same condition as it was upon arrival. However, a cleaning fee of 30 euros is always deducted from the security deposit before its return. This is necessary as there is always a specific post-departure cleaning required, which the client cannot perform. If the room is left uncleaned (e.g., trash not taken out, dishes unwashed, food in the fridge, etc.), a double cleaning fee of 60 euros will apply.
On the day the contract ends, the room must be vacated by 12:00 PM at the latest. Access also expires at that time. Take all your belongings and dispose of trash. We are not responsible for items left behind in the room.
Physical handover does not occur. After departure, the room is checked based on the move-in inspection report. If everything is in order and in the same condition as noted in the report, the full security deposit (minus the 30-euro cleaning fee) will be refunded within 2-4 weeks. If there are additional damages in the room not mentioned in the report, you will be notified, and each damage will be assessed separately. In such cases, the return of the deposit may be delayed until the damages are rectified.
If you know well in advance that you wish to extend the contract, please inform our customer support team via email, and we'll take care of the rest.
If you've booked a room but wish to cancel it at least 14 days before the contract's start date and you've already paid the invoice, the full amount will be refunded to you.

In the case of short-term rentals, the daily rate is applied until the daily rate exceeds a fixed amount N. Amount N has been established to accommodate those customers who wish to stay with us for a period ranging from 10 to 30 days
